    I am thoroughly disappointed with the appraisal of our property. I do not feel that Mr. Bykowski has even come close to the market value. I certainly would not recommend him to anyone

    Mr Gilbert, I am truly sorry you do not understand how market value for an appraisal is determined. You live in a market with very few comparable sales. When you are in this type of market one or two sales can significantly increase or decrease your value. You purchased the home in 2012 for $139,000 after being on the market for 791 days (over 2 years) you updated the kitchen, and 5 year later the property I appraised for $178,000. This is in line with statistical market data for the Village of Greendale. This value was based on the only sales that were available at the time of the appraisal (Greendale Originals). You happen to sell your property over a year later for $225,000. The market from 2017-2018 changed significantly with the decrease in inventory. I have lived in Greendale more than 10 years longer than you have been a resident there, and to wait three years to publish a negative review 3 years after I have completed an appraisal really explains your lack of knowledge as to how market value is derived, and the type of bitterness you hold for the facts. I am glad you got more for your home congratulations. I would strongly not recommend an appraiser doing any work for you due to your lack of understanding of how market value is derived from an appraisal.
